The North Georgia State Fair opens next Thursday at Jim R. Miller Park, which means your calendar just got louder for ten straight days. Before the funnel cakes: Saturday kicks off Sleepy Hollow in Powder Springs, and this is third-Thursday housing week, so the market update is below from the numbers we actually track (not a random Zillow screenshot).
COBB HOUSING MARKET UPDATE

Cobb's typical sale landed at $466,000 this cycle, basically flat versus last year (+0.2%). Homes still sell a hair under asking (98.3% of list price on average), and the county still favors sellers, though it is cooling a bit. Typical days to sell: 42. Inventory: about 3.0 months of supply.
How to read this:
Versus last year = whether the typical sale price is up or down from a year ago
Typical days to sell = how long a sold home sat before going under contract
Inventory = roughly how many months of listings it would take to clear what's on the market at today's pace (lower = tighter)
Where prices moved (typical sale price):
Up: Mableton $419,995 (+2.8%), Powder Springs $392,000 (+2.1%), Marietta $525,000 (+1.9%)
Flat: Smyrna $550,000 (0.0%). Countywide sits here too.
Down: Acworth $426,500 (-0.8%), Austell $313,000 (-0.9%), Kennesaw $423,500 (-2.6%)
Acworth and Powder Springs are the closest to balanced on inventory (about 3.4 and 3.6 months). Everywhere else in this list still reads as a seller's market. Sold-for-asking share clusters around 98% across the cities.

Sleepy Hollow Farm Fall Fest starts Sat Sep 19 through Nov 1 at 628 Sleepy Hollow Road, Powder Springs. Tractor ride, corn maze, pumpkins, animals. Tickets online: Wed to Fri $12, Sat to Sun $15, ages 2 and under free (sleepyhollowtrees.com).
WHAT'S A SHORT DRIVE FROM COBB
In-Cobb is doing the heavy lifting this week (fair preview + Sleepy Hollow), so keep the drive light.
Six Flags (Austell edge): fall daytime programming runs alongside after-dark Fright Fest (Travel Cobb lists the fall window into early November). Daytime with kids is the family read; after dark is a different night. Edge-of-county, not a downtown Atlanta trip.
CIVIC ROUNDUP
Kennesaw data-center moratorium: still proposed, still fluid
Kennesaw has been discussing a data-center moratorium in the same lane as Cobb and Marietta. What we can say from the record: Sep 8 minutes are not published; the Sep 8 published agenda did not list a moratorium ordinance; Sep 14 work-session draft notes say the legal landscape is fluid and an update is expected at a later work session. Do not treat this as passed. Mon Sep 21 Council is on the calendar with agenda pending.
Mableton interim police chief: agenda and press, not minutes
Sep 9 Council materials and local press described a resolution to designate Dr. Anthony Kerry Stallings (Public Safety Director) as interim police chief while a permanent search continues. Sep 9 minutes are not confirmed. Do not print this as an appointed, final decision until minutes land.
